This year there’s another factor, more than just people’s understandable desire to move into their lovely new home by Christmas Day.

We have seen an increase in the number of people falling victim to gazumping – caused not just by greed but also by impatience with chains.

People lose patience, pull the plug and gazump the slower movers in favour of someone who can exchange more quickly – such as a cash buyer with no chain.

Moving house at any time of year can be stressful but at Christmas those pressure levels go through the roof.

Right now there is no quiet time in the property market but the closest that conveyancing solicitors get to one is January because we’ll always be a few weeks behind the estate agents in the process.
