Fiona KnightA brand new development of 24 beach chalets has recently been completed at Alum Chine and are selling like "hot cakes". Several of the new chalets have already been leased for £39,100 each for a 25 year lease. The chalets may not have running water or electricity but they do boast stunning views overlooking the Blue Flag award winning beach.

Local solicitor, Fiona Knight of Coles Miller Solicitors LLP, has acted for three of the purchasers so far and says that "as holidaying in the UK is becoming more and more popular, clients view the beach chalets as a good long term investment." "Why travel?" she says, "when we have got some of the best beaches and attractions right on our doorstep".

Patricia Smith who completed last week says she is so pleased to be the owner of one of the new chalets as she has always dreamed of owning one. She did not appreciate all that was involved on the legal side to acquiring it. However she says "Fiona was excellent. She was very thorough and was very amenable seeing my partner and I at the weekend as my partner currently lives away. She made the whole process a smooth and stress free experience.' Patricia is just keeping her fingers crossed now the good weather will continue !

However, Fiona warns that with the cost of the beach chalets as high as they are, potential purchasers should view the purchase as they would any new property, and should instruct a lawyer to do the conveyancing for them. "There are specific issues relating to commercial leases, business rates and insurance. A specialist type of insurance cover is required for beach chalets and we have secured preferential rates from a specialist insurer for our clients."
