Setting up your development site can be a complicated process – we work with you to make the process as swift and as simple as possible.

Developments can vary in size and therefore so can their needs. At Coles Miller we have a wealth of experience in setting up developments in the commercial property and residential sectors.

We Work With You

There are various different options when it comes to the best set up for your development. Depending on the circumstances, you may decide you want to:

sell each individual unit/plot in totality
sell each unit with a longer lease at a set price
grant a short term lease where the tenant pays a rent.

There may be communal areas to consider and we can advise on the different legal options relating to ownership and maintenance of these areas once the development is completed. We are also experienced in setting up long leases on residential flats which preserve the value of the freehold.

We can then move on to advise you on specific areas of the law relating (but not limited) to:

road adoptions
sewer adoptions
collateral warranties for buildings
section 106 agreements
contracts with builders/contractors
